The Child Development Center (CDC) facility houses care for children with ages ranging from six weeks to six years. Although design standards have changed significantly over the past twenty-four years, he existing facility has not been renovated since its construction in 1994. WJA Design Collaborative prepared a Planning Charrette Report, and during the charrette planning process, the team conducted a project kickoff meeting and site visit to review documentation, clarify the Scope of Work, and produce a report of current conditions. The team is providing three courses of action (COA):
• Option 1: This option was the “low cost” option that satisfies some/most of the objectives of the project. That this option included basic repairs reflecting those that are very general or “stop-gap” in nature and only the most critical issues impacting the inhabitants of the building.
• Option 2: This option identified the priorities and combined the highest priorities into a “middle of the road” approach, or “medium cost.” The approach recommends repairs that are intended to sustain the building elements to meet most, if not all, code compliance.
• Option 3: This option was the “high cost” repair option that fulfills all project objectives. This option included high quality repairs that sustain and modernize the building elements to such a state that full code compliance, and guaranteed performance longevity is obtained.
The three options were presented to Fairchild staff included building schematics and programming-level cost estimates, along with the recommended COA/Option selected by the client. The selected COA will include complete programming documents required for a future Design-Bid-Build project to renovate the facility.
