Originally constructed in 1912 as a Foundry, the building received significant additions in 1938 and 1943. Before the project the building no longer functioned as a foundry and remained vacant except for an X-ray Lab. It was the design team’s understanding was the intended to repurpose the building as storage after completing a series of rehabilitation projects.
Lead Dust Remediation
Fugitive dust throughout the building contained heavy metal contamination and this project remediated the dust with verification of cleaning to the standards of 200 µg/ft2 on floors and horizontal accessible smooth surfaces and 800 µg/ft2 on horizontal accessible rough surfaces. Clean-up was accomplished through a combination of demolition, vacuum cleaning, and the use of an encapsulating coating.
Roof Replacement
The project replaced low bay roofs with a fully adhered EPDM membrane roof, including the replacement of the associated roof deck with metal deck. In addition, the project added ballasted guardrails on the areas of replaced roof to provide fall protection for maintenance personnel. The ballasted guardrails are removable in the event the Navy wishes to restore the original historic aesthetic.
Window Renovation
The Foundry building featured both wood and steel windows, which were installed at different times in the building’s history and were in varying states of disrepair. Some windows required moderate refurbishing and a new coat of exterior paint, while some windows – especially those original to the 1912 construction – required extensive repair and replacement of both damaged frame members and missing panes.
